Yes they have all the necessary rights to do so but they still need to inform you of any viewings prior to any visits as a form of courtesy. This provides them with the opportunity to inform the new tenant of your belongings in the unit and whether or not they will be left behind like furniture and electronics so the new tenant can make the proper preparations.

Yes, absolutely! Legally the landlord has the right to show it BEFORE you leave so that he can get someone to take over as soon as you leave. However, he needs to notify you first that he will be showing it (not to get your permission but to allow you the choice of being there or not when he shows it).
