Generally a fee up front that will cover a credit report, a police report and your payment history.

According to me, It highly depends on the state and the landlord. Some people here are talking about police reports. Not something I've ever heard of in Montgomery, AL. In Montgomery, AL, the standard you need is to consent to a credit check, my dad had one landlord ask for a reference, a valid, state issued photo ID, a month and half rent + security, any additional deposits you put down (pet deposit,etc.). You'd want to transfer your utilities (and get the essential ones on) before you move in.
